괴산군이 11월 7일 건축 조례를 개정했다. 개정 내용은 2층 이하 단독주택 옥상에 설치하는 비가림시설에 관한 기준을 신설했다. 최고높이를 1.8m 이하로 제한하고 지붕 재질을 합성수지 또는 금속강판 등으로 규정했다. 외벽이 없는 구조로 한정했다.
◆ 안전 확인 필수
건축사 또는 구조기술사의 구조안전 확인을 필수사항으로 규정했다. 지붕 하부공간을 타 용도로 사용할 수 없다. 해당 기준은 2025년 11월 7일부터 시행된다.
◆ 적용 대상 확대
괴산군은 같은 조례 개정으로 농촌체류형 쉼터와 간이저온저장고에 관한 기준도 추가했다. 농촌체류형 쉼터는 공장에서 제작된 조립식패널구조 또는 컨테이너로 연면적 33㎡ 이하만 허용했다. 경량철골조, 강파이프조, 일반목구조의 비가림 시설을 함께 설치할 수 있다.

Goesan County amended its Building Code on November 7. The amendment establishes standards for shade facilities installed on rooftops of single-family homes with two stories or fewer. The maximum height limit is set at 1.8 meters or less, and roof materials are specified as synthetic resin or metal panels. The structures must be designed without exterior walls.
◆ Mandatory Safety Verification
The regulations require structural safety verification by licensed architects or structural engineers as a mandatory requirement. Rooftop spaces cannot be used for purposes other than their intended function. The new standards take effect from November 7, 2025.
◆ Expanded Application Scope
Through the same building code amendment, Goesan County also added standards for rural-stay rest facilities and simple low-temperature storage facilities. Rural-stay rest facilities are permitted only when constructed from factory-manufactured modular panel structures or containers with a total floor area of 33 square meters or less. Lightweight steel frame structures, steel pipe structures, and general wood-frame shade facilities can be installed together.
