충남도가 추진한 농촌형 공공임대주택 사업이 첫 결실을 맺었다. 부여 은산지구와 공주 신풍지구에 총 39세대 건립을 완료하고, 다음 달 입주를 시작한다.
◆ 청년농·귀농인 위한 제로에너지 주택 39세대 완공
12일 충남도에 따르면, 충남형 농촌리브투게더 사업으로 부여 은산면 은산리에 20세대, 공주 신풍면 산정리에 19세대를 조성했다. 각 세대는 85㎡ 단독주택에 13㎡ 부속창고를 갖췄다.
주택에는 시스템에어컨과 붙박이장을 기본 설치했다. 태양광 등 신재생에너지 설비와 고효율 자재를 적용해 제로에너지 하우스로 건립했다.
공급 대상은 청년농업인, 귀농 희망자, 유치원·초중등생 동반 가족, 관내 이주 희망 주민, 노후 농촌주택 거주자다.
◆ 입주자 모집 완료…10년 후 분양 전환 가능
충남도는 지난해 9월부터 입주자를 모집했다. 은산지구는 군내 청년농 8세대, 근로소득자 8세대, 군외 청년농 4세대를 선정했다. 신풍지구는 미성년 자녀 동반 세대 10세대, 신혼부부·한부모 가구 6세대, 청년농 3세대를 뽑았다.
은산지구 입주민은 보증금 500만원에 월 임대료 30만원을 낸다. 신풍지구는 보증금 3000만원에 월 25만원이다. 10년 임대 거주 후 희망자는 인근 농촌주택 시세 수준으로 분양받을 수 있다.
◆ 8개 지구 추가 사업 추진 중
충남도 관계자는 "쾌적한 농촌을 만들고 청년층이 농촌에 정착할 수 있는 환경을 조성하겠다"고 밝혔다.
충남도는 금산 남일, 태안 남면, 공주 우성, 보령 웅천, 청양 남양·정산, 홍성 은하, 서천 마서 등 8개 지구에서도 사업을 진행하고 있다.

◆ 39 Zero-Energy Houses for Young Farmers and Rural Migrants
According to Chungnam Province on the 12th, the Chungnam Rural Live Together project built 20 units in Eunsan-ri, Eunsan-myeon, Buyeo and 19 units in Sanjeong-ri, Sinpung-myeon, Gongju. Each unit consists of an 85㎡ detached house with a 13㎡ storage warehouse.
The houses come with system air conditioners and built-in closets as standard. The province applied solar and renewable energy facilities and high-efficiency materials to build zero-energy houses.
Target residents include young farmers, prospective rural migrants, families with kindergarten and elementary-middle school students, residents hoping to relocate within the county, and residents of old rural houses.
◆ Tenant Selection Complete…Conversion to Sale Possible After 10 Years
Chungnam Province recruited tenants from September last year. Eunsan District selected 8 young farmer households within the county, 8 working households, and 4 young farmer households from outside the county. Sinpung District selected 10 households with minor children, 6 newlywed or single-parent households, and 3 young farmer households.
Eunsan District tenants pay a 5 million won deposit with 300,000 won monthly rent. Sinpung District requires a 30 million won deposit with 250,000 won monthly rent. After 10 years of rental residence, residents can purchase their houses at local rural housing market prices if they wish.
◆ Eight Additional Districts Under Development
A Chungnam Province official stated, "We will create pleasant rural areas and establish an environment where young people can settle in rural communities."
Chungnam Province is also proceeding with projects in eight districts: Geumsan Namil, Taean Nammyeon, Gongju Useong, Boryeong Ungcheon, Cheongyang Namyang and Jeongsan, Hongseong Eunha, and Seocheon Maseo.
