◆ 공간 구성·민간 투자 전략 논의

아산시(시장 오세현)가 17일 천안아산상생협력센터 다목적홀에서 'KTX천안아산역 광역복합환승센터 활성화 방안 전문가 토론회'를 개최했다. 아산시가 주최하고 한국도시설계학회가 주관한 행사 참석자는 도시계획·교통 분야 전문가와 유관 기관 관계자 등 20~30여 명이다. 토론회는 지난 9월 국토교통부 개발계획 승인 이후 KTX천안아산역 역세권 중심의 구체적 추진 전략과 공간 구성, 민간 투자 유치 방안을 논의했다.

◆ 국내 사례 바탕으로 제도 개선 과제 제시

국토연구원 서민호 연구위원은 '국내 복합환승센터 운영 실태 및 제도 개선' 주제로 국내 사례를 바탕으로 제도적 한계와 개선 과제를 제시했다. 정영호 전 주휴스턴 총영사는 'K-바이오와 SMR·AI가 만나는 새로운 앵커 성장 엔진, 천안아산역' 주제로 산업과 공간 기능의 결합 가능성을 제언했다. 이명범 아산시 총괄기획은 '천안아산역 복합환승센터 분석 및 진단'을 통해 역세권 입지 특성과 여건을 종합 분석하고 향후 개발 방향과 단계별 추진 전략을 제시했다.

◆ 오세현 시장 "비즈니스·산업 앵커로 조성"

한국도시설계학회 박태원 회장이 좌장을 맡은 종합 토론은 마스턴투자운용, 쿠시먼앤드웨이크필드, 코레일, 한화건설 등 부동산 개발과 투자 분야 전문가 패널이 참여해 민간 투자 유치 방안을 중심으로 사업화 전략을 논의했다. 오세현 아산시장은 "KTX천안아산역은 대한민국 중부권을 연결하는 교통과 산업의 핵심 관문"이라며 "천안아산역 복합환승센터 사업이 조속히 가시화되길 기대한다"고 말했다. 오 시장은 "아산시는 이 일대가 기업인과 창업가, 시민이 모여드는 비즈니스 중심지이자 미래 산업의 앵커 공간으로 조성될 수 있도록 행정적 지원을 아끼지 않겠다"고 밝혔다. KTX천안아산역 광역복합환승센터 사업 부지는 배방읍 희망로 일원 약 6만㎡이며, 환승 시설과 업무·쇼핑·호텔 기능을 복합적으로 조성한다. 2025년 9월 17일 국토교통부 개발계획 승인을 받았으며, 2030년 준공을 목표로 추진 중이다.

Lee Myung-bum, Asan City Master Planner, provided comprehensive analysis of the station district's locational characteristics and conditions through 'Cheonan-Asan Station Complex Transit Center Analysis and Assessment,' presenting future development directions and phased implementation strategies.

◆ Mayor Oh Se-hyun Commits to Developing Business and Industry Hub

The comprehensive discussion panel, chaired by Park Tae-won, chairman of the Korean Urban Design Association, included experts in real estate development and investment from Marston Asset Management, Cushman & Wakefield, Korail, and Hanwha Construction, focusing on private investment strategies and commercialization approaches. Mayor Oh Se-hyun stated, "Cheonan-Asan Station serves as a critical hub connecting transportation and industry in Korea's central region," and expressed hopes that "the Cheonan-Asan Station Complex Transit Center project will be realized promptly." Mayor Oh added, "Asan City will spare no administrative support to develop this area as a business center where entrepreneurs and citizens gather, and as an anchor space for future industries." The Cheonan-Asan Station Regional Complex Transit Hub development project covers approximately 60,000 square meters in Baebang-eup, Hwangbok-ro area, combining transit facilities, office, shopping, and hotel functions. Following development plan approval from the Ministry of Land, Infrastructure and Transport on September 17, 2025, the project targets completion in 2030.
